Approach:
Our strategy in marketing a property is tailored to the specific assignment, current economic conditions and the marketplace. Efforts to dispose of a property at the highest price in the quickest time frame include the following:
-An evaluation of the positive as well as negative factors of a particular property.
-Current market factors to include competitive pricing, supply and demand considerations, the condition of property, aesthetics and other business factors.
-A realistic evaluation of the property as it compares to other similar products is conducted. Pricing evaluations based upon market conditions, supply and demand, competitive alternatives, appraisals/ sales comparables, and the condition of the property and location are taken:
-Financial analysis in structuring all components of the transaction in order to impact the bottom line in owner/user and disposition assignments.
-Submarket considerations to include the prestige and profile of the submarket, growth, accessibility, infrastructure improvements, image, location, business amenities and convenience. Agents assigned to a specific property will have significant knowledge and experience in the product type, competition, demographics and the surrounding neighborhood.
Marketing Efforts:
The placement of a sign on the property providing pertinent information as to availability, size and terms. Richard Bowers & Company uses it's standard easily recognizable signs for marketing the property if at all possible.
A brochure or flyer will be developed to market the property highlighting the advantages, locations and property description.
Thorough in house knowledge by brokers within Richard Bowers & Co. of the property exclusive shall be instituted to include property inspections.
For leasing assignments, we will concentrate on users in the property's immediate vicinity. We will see every firm in the immediate area either through mailings or personal calls. Surrounding property users will be personally contacted to make them aware of the availability of the property as well as to inquire on possible friends or business associates who may have a need for the property.
For investment assignments, major local investors, institutions and pension fund advisors shall be made aware of the property. In addition, those investors who have acquired similar properties recently either in Atlanta or elsewhere shall be made aware of the property availability.
The Atlanta Chamber of Commerce, and The Department of Industry & Trade and other metropolitan chambers, if applicable, will be made aware of the property availability and provided brochures. |
